Lanzarote is the most easterly link in the Canary Island chain. Located just seventy miles off the coast of Africa and blessed with a great year round climate the island has proved to be something of a hot spot over the last decade with both overseas tourists and property investors alike.
Year Round Returns
Lanzarote´s climate is the key to the island´s success as a popular tourist destination. As the temperature here rarely falls below 20 Celsius – even in the depths of winter. Making it a popular vacation spot all year round.
The attraction for overseas investors is therefore obvious too. As unlike other European hot spots the holiday season here never stops. Delivering year round rental returns for the thousands of overseas owners of apartments and holiday villas in Lanzarote.
Reliable Tourist Industry
Spain is the number one holiday destination for British tourists. And despite the fact that Lanzarote is located off the coast of West Africa the island retains a familiar Spanish feel. With Iberian customs, culture and cuisine very much to the fore.
Lanzarote attracts around 1.5 million foreign tourists annually. And British holiday makers account for well over 50% of all visitors. With around 40% of them returning for at least a second visit – and many holidaying on the island on an annual basis.
Despite the recent downturn in the pound against the euro and the gloomy economic climate British holiday makers appear to be staying loyal to the island – with the Monarch holiday group announcing a 13% increase in bookings for holidays in Lanzarote during the course of January 2009.
The island is serviced by a number of low cost flight operators, such as Monarch and easyJet – which helps to ensure a ready availability of good value flights to Lanzarote. With prices starting from as little as £100 return. Whilst leading tour operators such as Thomas Cook also offer competitively priced breaks in hotels and apartment complexes across the island.
Internal Investment
Lanzarote´s island government invests internally on an on-going basis. As tourism accounts for around 90% of island GDP. Currently for example the island authorities are pressing ahead with plans to modernise the most popular resort on the island, Puerto del Carmen. With plans afoot to transform the Old Town harbour area into a luxury marina.
Relative Affordability
According to many observers property in Lanzarote remains competitive with the rest of Spain with prices well below those evident on other Spanish islands, such as Ibiza and Menorca.
Making the purchase of a villa or apartment in Lanzarote relatibly affordable. With prices for studio starting from around €65,000 and villas, with private pools, from around the €250,000 mark. The island even has its own brand of IKEA now, making it more cost effective to furnish holiday rental units.
