Many people never follow through with this vision, however, due to the costs of owning a second home. Wouldn’t it be nice if you were able to have those costs drastically reduced by renting it out to others when you are not using it? Owning a second home can be expensive, but renting it to others is a great way to make it affordable.

Be sure to well furnish your home with nice furniture and appliances. Notice I said nice…not extravagant. Using used furnishings that are still in good condition is a great way to save money. Don’t forget to purchase some inexpensive outdoor furniture, especially if you have a great view from the deck, porch, or patio. Keep a check of what nearby rentals are offering their guests so you can have a leg up on the competition in regards to amenities and furnishings.

Another expense you should be aware of when purchasing a second home is cleaning services. If you live nearby, these can avoided by cleaning your rental property after each guest. However, most rental owners don’t live within a convenient distance of their second home. In this case, you will need to have a trustworthy cleaning business that will do a great job on your home every time they enter it. Check with other area homeowners to see who they recommended for custodial services. You may get a discount if your rental home is in a certain neighborhood.

General maintenance of your vacation rental will be another expense that will pop up from time to time. You will need a local caretaker (or your cleaning crew) to inspect your home every so often for any repairs that need to be done. Keep your deck stained yearly and get someone to tend to the flowers, if you choose to have a landscaped yard. Here again, chatting with the locals is a great way to find the best businesses to complete any job you need done on your rental home.

Utilities are yet another expenditure that you need to figure in when renting out your vacation home. These fees include your electricity, water, garbage collection, and any other bills you incur throughout the year. Be sure to stress to your visitors the importance of conserving power and water while they enjoy their stay at your rental location. Also, you may want to think about hiring a landscaping crew to take care of the exterior of your home on a regular basis.

Deciding to rent out your vacation home will definitely lighten the load of expenses that will come with the purchase. True, there are many expenses to think about, but once you sit down and budget everything, it will all fall into place. Just be sure to set your rates to a point where you are bringing in enough to cover the costs of owning the second property.
