Getting business from previous holiday home renters is a great way to help book your vacation rental for the entire season. There are no surprises or apprehension about renting from you, since they have already done so in the past. Turn your holiday home renters into regular guests! It should be an easy process for both you and your holiday home guest, as this won’t be their first time working with you. There are things you can do to help promote repeat business…and trust me, you will be glad you did!!

Make Sure of a “One of a Kind” Experience

  • Make your booking and rental processes as simple and easy as possible. People love getting things done quick and easy, especially when it comes to their travels.
  • Shower your guests with tiny treats from the moment they walk in the door of your rental property. Mints on the pillows, a bottle of fine wine in the fridge, or activity books on the coffee table are all great ways to make your guests feel at home.
  • Compile a folder or notebook of local restaurant menus, attraction pamphlets, coupons, and anything else needed to make entertainment and dining simple. No one wants to be bored on vacation, and this guide will be very helpful to out of town (or state!) visitors.
  • Leave a gift that your holiday home renters can take with them after their vacation. Something small like a refrigerator magnet or photo album with information of your property will remind them of the fun time they had while vacationing in your rental home.

Prevent Problems as Much as Possible

  • Keep a housekeeper, landscaping crew, and maintenance personnel staffed and ready to check out your vacation rental between each guest.
  • List the numbers to both yourself and the above mentioned staffs on the fridge of your vacation rental. This will allow quick access to help if something were to happen.

Communicate Often with Past Guests

  • Send out newsletters to keep your previous holiday home renters updated on the latest happenings on both your vacation property and in the town where it is located. Doing so may attract previous tenants in a different season than before.
  • Offer discounts to them or their family and friends on future visits to your vacation home. Specifying certain times the coupon can be used will help you booked up your property in the off peak seasons.

All in all, renting to someone who has stayed in your vacation property in the past is likely to be easier than booking someone you’ve never talked to. Even if the previous holiday home renter had a problem, if you attended to it in a quick and professional manner, they may be willing to vacation in your second home in the future. Just be sure to keep your property in their minds, even if it’s way in the back! Even if they don’t visit it again, they may help spread the word for you!
